Guesty, Hostaway and Lodgify are three short-term rental management platforms that do the same core job - keep listings and calendars in sync across Airbnb, Vrbo and Booking.com, take direct bookings, and automate guest messaging - but they are built for different portfolio sizes. Lodgify is aimed at individual owners and small hosts who want their own direct-booking website. Read that table as a map of where each vendor points its sales motion, not as a quality ranking. All three are mature products with real customers. If your operation is five apartments and one cleaner, the enterprise-grade platform is a tax rather than an advantage; if you run 300 units across three countries, the owner-focused product will run out of road inside a year.
Which Platform Fits Your Portfolio Size?
Portfolio size is the strongest single predictor of which of these you should be on, and each vendor tells you where it wants to compete.
- 1 to 3 listings. Guesty publishes a Lite package described as "Perfect for 1 to 3 listings" with a 14-day free trial, and Lodgify is built for exactly this operator, with the direct-booking website as the reason to buy. Hostaway's own pricing form starts its brackets at 2-14 listings and points single-listing hosts to a separate page, which tells you where its economics work.
- 4 to 50 listings. This is the contested middle. Guesty calls it Pro and quotes it; Hostaway sells straight into it. This is also where the decision genuinely turns on operations rather than software: how many cleaners you coordinate, whether you need owner statements, and how much of your revenue comes direct rather than through Airbnb.
- 50 to 200 listings. Hostaway's form has a 50+ bracket and Guesty's Pro tier runs to 199 listings before Enterprise begins. At this size the integration marketplace matters more than the core PMS: General Atlantic's announcement of its investment describes Hostaway as having "over 200 marketplace partners" and customers with properties in over 90 countries (General Atlantic, 17 December 2024).
- 200+ listings. Guesty publishes an explicit Enterprise tier for "200+ listings" with a customised offer. Guesty says it operates in over 80 countries and raised $130 million led by KKR in April 2024 (Guesty, 10 April 2024). At this scale you are buying a vendor relationship and an implementation team, not a subscription.

How Much Do Guesty, Hostaway and Lodgify Cost in 2026?
Guesty is the only one of the three with a number on the page. Its pricing page lists three packages: Lite "Perfect for 1 to 3 listings" starting at $9 per month per listing, Pro "Tailored for 4 to 199 listings" on a quote, and Enterprise "Solutions for 200+ listings" as a customised offer. Monthly and annual billing are both offered, annual is discounted, upgrades are allowed at any time while downgrades wait until the contract ends, and a premium bundle called Guesty Ultimate is marketed at a 40 percent saving on the individual add-ons (Guesty pricing, verified 2026-08-26). The important detail is the one people miss: most add-ons and the whole Pro and Enterprise range still require a sales conversation, so $9 is an entry point rather than a forecast.
Hostaway does not publish list pricing. On 26 August 2026 its pricing page presented a multi-step form beginning with "How many listings do you manage?" and the options 2-14, 15-49, 50+, plus a separate route for single-listing hosts. That is a legitimate model, and it is also a signal: quote-gated pricing usually means the number moves with your listing count and your negotiation, so get the quote in writing with the renewal uplift stated.
Lodgify: we are not going to quote figures we could not read. Lodgify's pricing page, its home page and its help centre all returned HTTP 403 to our automated retrieval on 26 August 2026, which is a bot-protection response rather than a statement about the company. Plenty of third-party blogs republish Lodgify numbers; we do not treat competitor blogs as a source for pricing, and neither should you. The pricing question to ask all three
Ask each vendor to price your actual portfolio for 24 months, including the second-year uplift, every add-on you intend to switch on, and payment processing. Short-term rental software is rarely expensive at the sticker; it becomes expensive through per-listing scaling and add-ons that are optional in the demo and mandatory in production.
How Do the Channel Managers Differ?
The channel manager is the part nobody notices until it breaks. All three connect the major OTA channels: Guesty's own unified inbox page names Airbnb, Vrbo and Booking.com alongside email, SMS and WhatsApp (Guesty Unified Inbox, verified 2026-08-26), and Hostaway markets itself around "the industry's most reliable channel manager" on its AI tools page (Hostaway, verified 2026-08-26).
Feature parity at the marketing level is close enough that you should test the edges instead:
- Sync latency on rate and availability changes. Ask for the actual push interval to each channel, not "real time". Double bookings are created in the gap.
- How the platform handles a channel outage. Does it queue and retry, and does it alert you, or does it silently drop the change?
- Multi-unit and room-type mapping. Aparthotels and multi-room properties break naive mappings, and this is where owner-focused tools tend to run out first.
- Non-OTA distribution. Regional channels matter enormously in Europe. If a meaningful share of your bookings comes from a national portal, confirm it is supported before you sign, not after.

Which Handles Guest Communication and AI Best?
Both Guesty and Hostaway now lead with an AI layer, and the two are described differently enough to matter.
Guesty ReplyAI sits inside the unified inbox and, in Guesty's own words, will "draft or auto-send on-brand replies using sentiment analysis and auto-translation", with an AI task creation feature that "turns any guest message into a one-click assignable task" (Guesty Unified Inbox, verified 2026-08-26). The draft-versus-auto-send choice is the operationally important one: drafting keeps a human in the loop and costs you response time, auto-send buys you response time and costs you control. Decide that deliberately rather than by default.
Hostaway AI CoHost is badged as new on Hostaway's AI tools page, which positions the platform as combining "advanced AI, the industry's most reliable channel manager, and 24/7 local support" and refers to "smarter pricing, messaging, and insights" (Hostaway AI tools, verified 2026-08-26). The page we read did not spell out the detailed scope of the AI CoHost, so ask for a live walkthrough on your own inbox rather than inferring capability from the badge.
For Lodgify, we did not confirm a named AI messaging product because the site would not load for us. Absence of confirmation is not absence of the feature: check it directly.
One honest caveat on all AI reply features across this category: quality is a function of how well your property knowledge is structured. If your check-in instructions, parking rules and Wi-Fi details live in a colleague's head rather than in the platform, no reply engine will save you. What Happens When a Guest Actually Phones?
This is the gap the whole category shares, and it is worth stating plainly because it is easy to miss during a demo. Guesty's unified inbox page lists its channels as Airbnb, Vrbo, Booking.com, email, SMS and WhatsApp. Phone calls are not one of them. Hostaway's AI tools page, as we read it on 26 August 2026, described messaging, pricing and insights rather than call answering. These platforms are built around written channels, which makes sense because that is where OTA guests start.
It stops making sense at 22:00 when a guest is standing outside a door with a lock box that will not open, and phones the number on the booking. Written channels are asynchronous by design. A locked-out guest, a broken boiler and a late flight are all synchronous problems, and they arrive by phone precisely because the guest has already decided that typing is too slow. The same is true of the enquiry call from someone who found your direct-booking site and wants to check whether the apartment sleeps five before they pay. Pick Lodgify if you own a handful of properties, your priority is a direct-booking website that looks professional and takes payment, and you would rather configure software yourself than sit through a sales cycle. The trade-off is headroom: a product designed around the owner will start to strain as you add units, staff and owner reporting.
Pick Hostaway if you are a professional manager past the DIY stage who wants the integration marketplace and account management, and you are comfortable buying through a sales conversation. The trade-off is that you cannot benchmark the price before you engage, and quote-gated pricing tends to reward buyers who negotiate and penalise those who do not.
Pick Guesty if you want a single vendor that can carry you from a few listings to several hundred without a migration, or if you are already at enterprise scale and need the implementation and support structure that comes with it. The trade-off is that the published $9 entry price does not represent what a real multi-listing operation pays, and the add-on bundle exists for a reason.
Pick none of them if your bottleneck is not the software. If your calendars are already in sync and your real problem is that nobody answers the phone between 18:00 and 09:00, or that a third of your enquiries arrive in a language your team does not speak, changing PMS will not fix it.
